Emergency attendance and planned projects

For an active leak, lost hot water or a heating breakdown, tell us what is happening now and whether the fault is contained. We confirm attendance based on the location, urgency, access and the available team. A service area is not a promise of a fixed arrival time.

For a cylinder replacement, bathroom, kitchen or full re-pipe, describe the intended work, occupancy and programme. Planned installations need an agreed scope and, where necessary, a survey before equipment or installation dates are confirmed. We cover the same area for larger projects as for emergency repairs.

Conversions and older houses

Converted houses can contain pipe routes shared between floors or altered during earlier renovations. A stain may be some distance from the leaking connection. Explain which rooms are affected, whether another flat is involved and which floors or finishes need protecting. Investigation helps define the access required before a repair is agreed.

When updating an older heating or hot water system, tell us what works poorly and what you intend to change. Existing supply, storage and distribution need assessing together; a new boiler or cylinder alone may not resolve a problem elsewhere in the system.

Purpose-built blocks and shared services

Communal risers, plantrooms and isolation valves may need building-management access. Tell us who holds keys and who can authorise work on shared services. Include any restrictions on water shut-offs, lift use, working hours and contractor attendance. This lets us plan the visit around the building rather than discover an access problem on arrival.

If several flats report a similar problem, describe whether it happens at the same time. A communal supply issue and an individual appliance fault need different investigations. We can discuss the appropriate scope with the person responsible for the building.

New builds, cylinders and modern controls

For a newer property, useful information includes the hot water or boiler model, the symptoms and any previous service records. Mention unvented cylinders, separate immersion controls or communal heat arrangements if known. Do not open electrical covers or interfere with safety devices to identify a component; ordinary labels and existing paperwork are enough for the initial enquiry.

Access, parking and occupation

Include the postcode, flat or unit number, entry arrangements and a working contact. Mention loading restrictions, stairs, plant located at height or areas that require an escort. For an occupied refurbishment, explain which bathroom, kitchen or business facilities must stay available so temporary arrangements can be discussed.

Repair, reporting and reinstatement

Agree whether the work includes investigation, permanent repair, reporting, drying or making good. For leaks between flats, the technical findings can help the parties understand the source, while responsibility depends on the property arrangements and relevant documents. If an insurer needs evidence, share its requirements before the investigation is scoped.
