Separate the immediate defect from the room project
If a leak has prompted a kitchen or bathroom refurbishment, first establish the source that needs repairing. Tell us where moisture appears and whether it follows use of a particular fitting. We inspect the accessible installation and explain any additional access needed before the damage is hidden by new finishes.
Once the fault is understood, the planned layout can be assessed on its own merits. A new sink position, extra appliance or relocated radiator changes the plumbing requirements. We define which work is essential repair and which is an alteration, with the associated pipe routes and checks. That makes the project easier to compare with a simple repair option.
Heating work should follow the room’s actual needs
For radiator changes in Walthamstow, Leytonstone or another neighbourhood, explain whether the room is being enlarged, used differently or simply failing to warm up. We consider output, valves and pipework alongside the existing circuit. A replacement chosen only because it fits beneath a window may not answer the heating problem.
If several radiators are cold, describe the pattern and any recent boiler or control work. We investigate circulation and control behaviour before recommending flushing. Where cleaning is appropriate, it should be discussed in the context of system condition; it is not a repair for every worn valve or failed control. After agreed work, the affected circuit needs an operational check.
Kitchen connections need a serviceable final layout
A dishwasher connection hidden behind a fixed unit can turn a small later repair into a larger access job. Share the intended sink and appliance positions before the kitchen is installed. We review supply isolation, waste routing and where maintenance access will remain. If cabinets are already fitted, say which panels can be removed normally.
For an existing leak, describe whether it appears during filling, draining or tap use. The timing helps identify relevant connections without assuming the appliance itself is faulty. We explain access and replacement parts before work and check discharge and accessible joints afterwards. Any damage to the cabinet or floor needs its own reinstatement plan.
Use the current council route for your tenure
Waltham Forest’s housing-disrepair page, updated in September 2026, directs council tenants to its resident portal or telephone service. It currently notes that council leaseholders cannot create a portal account. If this applies to your home, follow the current contact guidance rather than assuming an unsuccessful online login means no reporting route exists.
The council also publishes repair responsibilities and permission information for changes to council homes. Establish the relevant responsibility before commissioning a private alteration. For our work, provide the owner or managing-agent contact where they must authorise a decision or shared access. A private enquiry is separate from the council’s repair record and does not replace it.
A resident may need to arrange the trader permit
Waltham Forest’s resident-trader permit guidance says applications are made by a resident within the controlled parking zone on behalf of a tradesperson working at the home. The permit is vehicle-specific. For planned work, discuss that arrangement early and check the current evidence and location requirements instead of assuming any visitor permit is suitable.
Also confirm the carrying route for radiators, sanitaryware or other materials. Tell us whether a rear gate, lift or managed service cupboard is needed. Include the dates other trades intend to close floors or fit units, so the plumbing inspection can take place at a useful stage. We set out the work completed and any remaining tests, access issues or follow-on tasks at handover.

Use the relevant council route for council-owned or managed services. Loyal Plumbers is an independent company; a private booking is separate from a council repair request.
