No water is a different problem from no hot water
If the property has lost water, tell us whether the cold kitchen tap is affected and whether neighbouring homes have the same problem. If cold water remains but the hot supply fails, the investigation is different. We ask how water is heated and which outlets still work before directing attention to a boiler, cylinder or mixer.
Hounslow Council’s repair guidance tells residents with no water supply to contact Thames Water or Affinity Water according to their supplier. Check the provider for the actual address rather than assuming one company supplies every home in the borough. An external supply interruption is not resolved by changing a tap or boiler. If the issue is within the property, we can discuss the relevant plumbing assessment.
Council heating has its own reporting arrangements
For council tenants, Hounslow’s published repair page separates domestic gas-boiler and communal-heating faults from its general repair route. It also identifies exceptions, including a boiler under a year old or an alternative heating arrangement. Use the current guidance to establish the correct route if the installation is council-maintained.
For privately authorised work, provide the landlord or managing-agent contact and any existing repair findings. We do not assume a resident can approve changes to communal heat or shared water equipment. Our private service is separate from the council’s contractor arrangements. Clear authorisation helps define what can be inspected and what must be referred to the building’s responsible contact.
Repair a hot-water fault on the evidence
A failed immersion heater, a control issue and a mixer fault can all produce an unsatisfactory shower. Tell us whether the problem affects one outlet or the whole property, whether heating still works and when the symptoms began. We inspect the relevant parts of the installation and explain the repair supported by the findings.
Where a cylinder is leaking or no longer suits the household, replacement needs more than a capacity choice. We review the heat source, incoming supply, installation space and safety arrangements. If only a replaceable component is faulty and the cylinder remains sound, a repair may be appropriate. We discuss that decision before asking you to commit to a new system.
Appliance and kitchen leaks need connection checks
For water appearing beneath a kitchen unit, explain whether it follows washing-machine use, dishwasher discharge or normal tap use. The timing helps identify which connections need checking. Tell us if the appliance is integrated and whether the plinth or service panel is removable. We can then discuss access without assuming every fitting is reachable from the cupboard door.
Hounslow’s tenant guidance distinguishes residents’ own appliances from some council-maintained fittings. If that applies to your home, establish the repair responsibility before commissioning changes. For our agreed work we inspect the relevant supply and waste arrangement, repair or replace suitable connections and check operation after the appliance or fitting is returned to use.
Organise an effective visit and a clear handover
Give the full address in Brentford, Isleworth, Feltham or the other area being served, together with entry instructions and lawful vehicle access. If the property is on an estate or inside a managed development, describe gate, loading and service-cupboard arrangements. A working doorbell does not guarantee access to the valve that controls the affected supply.
For a leak, tell us whether water is still escaping and which room or surface is affected. For planned work, describe the desired change and any other trades involved. Mention photographs or previous reports for later sharing by arrangement. We explain the proposed work and any access limits, test the repaired service and distinguish completed plumbing from drying, decoration or other follow-on tasks.
