Identify the boundary between a flat and its building
When several taps lose hot water, establish whether the home has its own heat source or receives a building supply. In a managed block, the operator may need to check a shared interruption before private fittings are changed. Tell us whether the problem affects neighbours and whether a building notice or existing report is available.
For a private hot-water fault, we assess the relevant controls, supply and distribution within the agreed instruction. A shower-only temperature change is different from no hot water anywhere. Describe how long the fault lasts and what other outlets are doing at the time; that gives more useful direction than simply asking for a new mixer or thermostat.
Investigate water travelling between rooms or floors
A leak in Woolwich, Charlton or another Greenwich neighbourhood may show itself away from the failed connection. Water can follow a pipe or structural surface before becoming visible. Keep a short record of when the damage changes and which appliances or fittings have been used. Avoid cutting into a finished surface on the basis of its position alone.
We discuss the least disruptive useful access and explain what remains uncertain after the initial checks. If a communal cupboard or neighbouring home must be inspected, the relevant owner or manager should arrange access. Repairing the identified source, checking operation and planning any drying or reinstatement are distinct stages, each of which should be clear in the proposed work.
Choose bathroom fittings against the available supply
A bathroom proposal needs more than a list of attractive fittings. Tell us whether you want to move the toilet, add a separate shower or change from a bath. We consider the available hot and cold supply, waste route and practical service access before the layout is fixed. Existing supply conditions may limit a particular shower specification.
For concealed fittings, agree how the serviceable parts will be reached after tiling. Include any building rules covering work hours, water shutdowns and penetrations. We can plan pipework checks while the installation is exposed, followed by final fit-off and operational checks. This reduces the risk of discovering a compatibility or access problem after the expensive finishes are complete.
Use Greenwich’s urgent and non-urgent routes correctly
Royal Greenwich’s online repair form is for non-urgent council-tenant or leaseholder repairs to homes or communal areas. It directs urgent problems to telephone contacts instead. Check the current repair guidance if you are unsure which route applies or whether the council maintains the affected component.
For independently instructed work, confirm the owner’s authority and any building approval before changing shared pipework. A leaseholder can own the flat while particular services remain controlled elsewhere. We explain the private plumbing work supported by our inspection and any dependencies on another party. Booking with Loyal does not place a repair request with Royal Greenwich or its appointed contractors.
Look up the actual parking zone and delivery entrance
Greenwich publishes parking information by zone. Its East Greenwich entry, for example, lists daily controls and a tradesperson-permit option; another address may have different arrangements. Check the current zone entry and signs for the job location rather than assuming a weekday-only rule across the borough. Estate and privately managed parking need separate confirmation.
When requesting cylinder or bathroom work, include the route from unloading to the installation position. Steps, narrow doors and booked lifts can affect delivery and removal. For an investigation, identify the person holding cupboard keys and approving access. Mention any drawings or photographs in the enquiry and we can arrange sharing to help define a useful, achievable visit.
Local information and official contacts
Use the relevant council route for council-owned or managed services. Loyal Plumbers is an independent company; a private booking is separate from a council repair request.
