Fix the bathroom layout before ordering the fittings
For a bathroom project in Kingston, Surbiton or another part of the borough, tell us whether the toilet, bath and basin will stay in their existing positions. Moving them can change the supply and waste routes, floor access and installation depth. We review those constraints before the room is tiled or a fitting is ordered on appearance alone.
A concealed valve or cistern should have a realistic service-access arrangement. A shower choice also needs to match the water system and any relevant electrical requirements. We explain the plumbing scope and where it meets waterproofing, finishing and other trades. Testing before connections are concealed is part of a sensible sequence, rather than leaving every check until the completed room looks ready.
Kitchen connections need space for maintenance
A new sink or integrated appliance needs suitable water and waste connections that remain accessible. Share the kitchen plan and describe any fixed units already installed. We can assess the intended route and explain where isolation, traps or connection changes are required. A cabinet that fits neatly can still make a valve impossible to reach if service access has not been considered.
For a repair, tell us whether moisture appears while the tap runs or during appliance discharge. Include which units or plinths can be opened normally. We discuss any additional access before work, then check the relevant fitting through normal use. If a unit or finish needs repair afterwards, that should be identified separately from the pipework task.
Heating and hot-water work should answer a defined need
If a radiator is being replaced during refurbishment, give us its position and the reason for the change. A leak, inadequate room heat and a new furniture layout need different decisions. We consider valve condition, required output and the existing pipe centres rather than simply matching the outside dimensions of a replacement.
For a boiler or hot-water fault, describe the functions affected and any accessible display code. A maintenance service is different from diagnosing an active failure. We explain whether the symptoms point to an appliance assessment, a control or a wider plumbing investigation. Do not open gas or electrical equipment to collect information for the enquiry.
Establish the right housing permission and repair contact
Kingston’s housing service provides separate routes for council tenants, council leaseholders and housing-association tenants. Its tenant welcome guidance also warns residents against carrying out their own work on heating, gas and electrical systems. If your proposed alteration concerns a council-managed installation, establish the appropriate permission and contractor route before commissioning work.
For private premises, tell us whether the owner or managing agent must approve changes. A bathroom refit may affect more than finishes inside the room if it involves a common waste stack or shared supply. We can define an agreed private plumbing scope, but that does not replace the building’s authorisation or consent for work affecting other residents.
Match the parking arrangement to the length of the project
Kingston’s permit guidance describes contractor permits for building work lasting more than three weeks. That is not automatically the right arrangement for a short repair visit. The council also provides a road-name parking-zone search. Check the current options for the actual address and duration, and tell us about private or estate restrictions separately.
For a planned installation, include the working entrance, stair or lift access and any dates when other trades need the room. Mention plans or product specifications so we can arrange to review them after the enquiry. We set out the plumbing work and its checks, then identify outstanding connections, parts or reinstatement requirements. This keeps the final handover tied to what has actually been completed.

Use the relevant council route for council-owned or managed services. Loyal Plumbers is an independent company; a private booking is separate from a council repair request.
