Pipework installation and re-piping in London
New pipework should suit the way the property will be used, with routes that can be maintained after the walls and floors are closed. Loyal Plumbers handles pipework installation, alterations and re-piping across London and inside the M25, from a relocated kitchen to a wider refurbishment. Describe the layout and proposed changes so we can establish the survey and installation scope.

Enquire about this serviceWhat a pipework project can include
We assess hot and cold water distribution, heating pipework, replacement of deteriorated sections and connections for new sanitary fittings. Some owners describe this as pipe wiring. In plumbing terms, we mean routing and connecting pipework; electrical wiring for pumps, controls or appliances is a separate part of the specification.
A full re-pipe is different from repairing one failed joint. It may involve several rooms, risers and service cupboards, with temporary loss of water or heating. We establish which existing pipes can remain, which need replacement and where the new installation will connect. Gas pipework must be identified separately so the correct competence and testing arrangements can be confirmed.
Survey the supply before choosing the fittings
A bathroom layout does not show whether the incoming water supply can serve it. The survey considers available flow and pressure, the hot water arrangement, the number of outlets likely to run together and the existing distribution. Adding a second shower can expose a restriction that was not apparent with one bathroom.
Tell us about weak showers, slow bath filling or pressure changes when another tap opens. These observations help define what needs measuring; they do not establish that larger internal pipes alone will solve the problem. Shared supplies, external restrictions and the available hot water system can each affect the final design.
Agree routes and access before opening surfaces
The shortest route is not always the most practical. We consider access for isolation valves, future repairs, existing services and the disruption involved in lifting floors or opening boxing. In a flat, access to a communal riser or another dwelling may need the managing agent’s involvement before a programme can be agreed.
Identify finishes you intend to retain, especially tiled floors, fitted cabinetry and stone worktops. A route that is straightforward while rooms are stripped can become expensive after finishing. Where existing drawings are incomplete, the survey should distinguish confirmed information from assumptions that need checking when access is available.
- Share floor plans and proposed fixture positions.
- Identify shared stop valves and restricted service cupboards.
- Flag occupied rooms and any essential water supply that must be retained.
- Agree who opens and reinstates each surface.
Materials, water regulations and other project approvals
Material selection depends on the system, operating conditions, route and compatible fittings. The specification should explain the choice rather than treating copper or plastic as universally correct. Pipes also need suitable support and protection, with serviceable components kept accessible instead of buried behind permanent finishes.
Some plumbing work requires advance notification to the water supplier under the Water Supply (Water Fittings) Regulations. Water Regs UK explains this process in the reference below. Confirm whether your proposed work is notifiable before installation starts. Building control, freeholder permission and any requirements associated with other trades are separate checks; water supplier consent does not replace them.
Installation stages and handover
For occupied properties, the programme should identify isolation periods, work areas and the point at which water can be restored. First-fix routes and connections are checked before finishes conceal them. The testing method must suit the installation and its components; it is not something for the homeowner to improvise with compressed air or an arbitrary pressure.
Handover should cover the work completed, accessible valve locations, any agreed exclusions and outstanding follow-on work. Ask for useful photographs of concealed routes before closure. If the project changes after the survey, agree the effect on cost and programme before the revised work proceeds, rather than relying on a broad initial estimate.
Request a pipework survey
Send your postcode, property type, approximate number of bathrooms and the rooms being changed. Mention any drawings and explain whether the building will remain occupied; the team can arrange how to share plans. For commercial or managed premises, name the person who can approve shutdowns and arrange access.
We have 10 active vans and provide a 24/7 service across London and inside the M25. Planned installation dates, survey requirements and material availability are agreed for the project. A description or photograph can help prepare the visit, but it cannot confirm concealed routes or provide a reliable whole-property re-piping price.
Questions we get asked
- Can you replace only part of the pipework?
- Yes, where the remaining installation and proposed connections are suitable. The survey establishes the repair boundary and identifies concerns with adjacent sections, so a local replacement is not mistaken for renewal of the entire system.
- Does re-piping include making good?
- The agreed scope should state exactly what is included: opening access, closing it, plastering, decorating or replacing finishes. Tell us which surfaces need reinstatement when requesting the survey.
- Can I buy all the fittings first?
- It is better to confirm dimensions, system compatibility and the layout before ordering. A product that fits visually may need different supply conditions, connection positions or service access.
