An emergency repair, a concealed-leak investigation and a complete installation need different scopes. We explain the charging basis and agree the work before proceeding.
Repair visits
£60 call-out
Hourly rate agreed before we attend. The same £60 call-out applies whatever the job turns out to be.
The rate is fixed before we attend and does not rise for a difficult property, an awkward access or an evening visit. The total depends on how long the job takes; the rate cannot change.
Planned installations
Boilers, cylinders, bathrooms, kitchens and pipework projects are assessed against the property and the work required. The proposal should identify labour, equipment, materials, access and any exclusions.
A project quote needs a clear specification. Photos or an initial description may help scope a survey, but concealed routes and supply conditions can require an on-site assessment.
A fixed rate is not a fixed job total
The agreed labour rate and the final cost answer different questions. The rate describes time spent on the agreed work; the total also depends on the scope, duration, materials and any separately agreed items. Ask for the estimate or quotation to make those distinctions clear.
No standard hourly figure is published here because it must be agreed before attendance. Do not treat an example repair or a brief online description as a quotation for your property. Tell us about previous work, access restrictions and any known complications when enquiring.
Investigation, repair and making good
Finding a concealed fault may involve testing and access before the repair can be priced accurately. Agree the initial investigation scope, what findings you will receive and what happens if further opening up is needed. Restoring the supply temporarily and completing a permanent repair can also be separate decisions.
For walls, ceilings, tiled areas or floors, specify the reinstatement required. Closing an access opening, replacing a finish, drying water damage and redecorating are different tasks. The scope should say which are included and who will carry out any remaining work.
What can change the amount of work?
An accessible failed fitting can be assessed differently from pipework under a finished floor or inside a shared riser. Isolation, draining, working around occupants and obtaining permission for communal access can all affect the programme. The condition and compatibility of connected components also matter.
Tell us if parts have already been changed, a previous investigation produced a report, or the same fault has returned. That history helps avoid treating a repeat problem as an isolated symptom. For drainage and leak detection, ask which method is proposed and what useful finding it is expected to produce.
Before approving a boiler or cylinder installation
Confirm the proposed equipment and capacity, required changes to pipework or controls, removal of the existing unit, commissioning and handover records. Discuss supply and access requirements before committing to a model. Ask whether further electrical, building or finishing work is included or needs separate coordination.
Existing components should not be replaced merely because a new appliance is being fitted. Ask for the reasons behind any recommended system cleaning, new controls, radiator work or cylinder change. A clear proposal makes it easier to compare repair and replacement on the same basis.
Landlords, managing agents and businesses
Identify who can authorise the initial visit and any follow-up work. If you use a purchase order or spending limit, include it in the instructions. Tell us what reporting, invoice details and tenant or site contacts are needed. For a portfolio, give each property a separate scope and reference.
For ongoing maintenance, distinguish scheduled visits, emergency response arrangements, replacement parts and larger remedial projects. A maintenance agreement should explain what is covered, how additional work is approved and which records are supplied.
Prepare a useful quotation request
Send the postcode, property type, what is happening or what you want installed, and any access or programme constraints. Mention available plans or photographs; the team can arrange how to share these after the first enquiry. We will clarify whether the next step is an attendance, survey or review of an existing report.
