Blocked drains and drainage repairs in London

A blocked drain needs more than repeated flushing when wastewater has nowhere to go. Loyal Plumbers helps with drainage problems across London and inside the M25, from an isolated sink or toilet blockage to recurring problems that need investigation and an agreed repair plan.

One slow fitting or several: why the difference matters

A single slow sink can point towards its trap or branch waste. A toilet, shower and sink backing up together suggests a problem affecting a shared route. Those observations help focus an inspection, but they do not identify the exact location or establish who owns the pipe.

Tell us whether the problem is constant, follows heavy use or returns shortly after clearing. Include any gurgling, smells, outside overflow and impact on neighbouring properties. Avoid repeatedly flushing to test a toilet that is already rising; adding water can turn a blockage into an overflow inside the building.

Immediate steps when wastewater is backing up

Stop using the affected facilities and keep people and pets away from escaped wastewater. Do not remove an access cover or dismantle a trap if the pipe may be holding contaminated water under pressure. If other fittings feed the same affected line, limit their use until the drainage route has been assessed.

Do not combine chemical drain products or add further chemicals after an unsuccessful attempt. Tell the attending person exactly what has already been used. That information affects how the work is approached. Where overflow is reaching electrics or making the premises unsafe, the response must address those hazards alongside clearing the drain.

Check whether the drain is yours to repair

Thames Water distinguishes pipes serving only one property within its boundary from shared sewers and public sections. Shared or public sewer problems may be the water company’s responsibility even where part of the route lies beneath a garden. Report a suspected public or shared sewer problem to the responsible water company.

For internal flat drainage, involve the managing agent where communal stacks or another property may be affected. Boundaries on a plan do not necessarily tell you who can authorise work on a particular pipe. Explain the property arrangement before agreeing private works, particularly when several households report the same problem.

Clearing the obstruction and deciding whether further investigation is needed

We assess the accessible route, the affected fixtures and any evidence of recurring failure before agreeing a method. The appropriate approach depends on the diameter, condition and location of the drain, available access and what may be obstructing it. A method suitable for an outside drain is not automatically appropriate for a small internal waste.

Once flow is restored, the important question is whether an underlying fault remains. Repeated blockages can warrant further investigation, including a camera survey where suitable. A survey must have a purpose: clarifying a suspected defect, locating a recurring obstruction or informing a repair. Ask what usable findings and records the proposed investigation will provide.

Repair decisions for a recurring drainage problem

If inspection identifies a damaged or poorly arranged run, we explain the location, access and possible repair scope. A local repair may be proportionate where the defect is confined. More extensive replacement can be considered when the existing route or condition makes repeated clearance a poor long-term answer.

Do not assume that every drain is suitable for a lining or other repair without excavation. Suitability depends on the actual defect and condition. Equally, excavation should have a clear reason and an agreed reinstatement plan. Tell us about tiled floors, landscaping, commercial kitchen equipment and any restrictions on shutting down facilities.

Booking and reducing repeat problems

Send the postcode, the number of affected fittings, whether water is overflowing and whether neighbouring properties have a problem. Mention prior clearance, any survey findings and chemicals already used. Landlords and businesses should provide an authorised contact and explain access hours, keyholding and the impact on occupants.

Thames Water advises keeping fats, food waste and wipes out of drainage systems. Once the immediate fault has been resolved, the prevention plan should also reflect what the investigation found. Our London plumbing service operates 24/7 with 10 active vans; we confirm the attendance and equipment requirements for your particular drainage enquiry.

Questions we get asked

Do I need a camera survey for every blockage?
No. An accessible obstruction may be resolved without one. Repeated problems, suspected damage or uncertainty about the route can make a survey useful. Its purpose and deliverables should be agreed first.
Will you work on a shared sewer?
Responsibility and permission must be checked before private work is agreed. The water company may own the shared section. Tell us if other properties are affected and consult the relevant water company.
Can a blocked drain wait until normal working hours?
A stable slow drain with alternative facilities differs from wastewater overflowing indoors. Stop using an affected fitting that is backing up and describe the current situation so an appropriate response can be arranged.
