An installed backwater valve needs the maintenance and access specified for its model. The useful plan identifies the device, who services it and what occupants should do if it appears faulty. Waiting for another flood to find out whether it can operate is not a maintenance strategy.

A property may have a passive device, an electrically controlled arrangement or another form of backflow protection. Their inspection and service requirements are not interchangeable, so a generic annual plumbing note may be insufficient.
If the records are missing, ask the contractor to identify the installation as part of the first visit. Occupants should not open a drainage chamber to search for a label. Explain any known location, previous service company or building works that may have changed access since the device was fitted.
Define who owns the maintenance task
A managing agent, landlord and occupier can each assume that another person arranges servicing. Put the responsibility in the property’s maintenance record and identify who can authorise repairs. The practical aim is one accountable route for booking, receiving findings and completing follow-up work.
Where the device serves several premises, establish the shared arrangement before attendance. The contractor needs to know which users may be affected and who coordinates any interruption. Technical identification of a valve does not itself resolve ownership or contractual duties; those should be clarified through the relevant property documents and management process.
Keep access usable between visits
A cover hidden beneath storage, landscaping or fixed furniture can prevent the required work. Record the access route and keep it available for authorised maintenance. Tell the contractor about vehicle parking, gates and any restrictions on the working area.
Covers and chambers bring lifting, contamination and confined-space risks. Do not remove a cover in advance or enter the space to help. Keep occupant instructions separate from service procedures
Occupants need to know how to report a problem and what use restrictions apply if the valve closes. They do not need instructions for dismantling contaminated equipment. The Royal Borough of Kensington and Chelsea warns that continued upstream water generation can create self-flooding when a non-return valve is shut.
Review those practical instructions when tenants or managers change. If a new appliance or bathroom connects to the protected route, assess whether the original operating plan remains suitable. Maintenance records alone will not help a resident who has never been told that an apparently unaffected upstairs fixture shares the same restricted discharge path.

A useful entry gives the model, location, date, work completed, test findings and unresolved actions. Record replaced parts and any change to the installation. Keep the next service recommendation linked to the actual manufacturer guidance and operating conditions rather than inventing a universal interval for all devices.
