Give us the building arrangement as well as the address
For a plumbing visit in Tower Hamlets, the full flat number, floor and building entrance are useful starting details. Tell us whether a concierge or managing agent controls contractor entry, whether lifts can carry equipment and whether the water isolation point is inside the flat. These are questions about your particular building, not assumptions based on its postcode.
If the suspected leak sits in a service riser or water must be isolated outside your home, identify the person who can authorise that access. We can assess the fault and agree a repair approach, but cannot assume that a booking by one resident authorises changes to a supply serving other homes. Arranging the right keyholder can be as important as clearing the space around the fitting.
Understand council and leaseholder repair routes
Tower Hamlets Council’s repairs page distinguishes communal areas and services from work inside a leaseholder’s flat. It also describes a paid leaseholder offer through council-approved contractors for certain services, including water shutdowns. Council tenants should check the published repair responsibilities and reporting route. The council’s MyHome online reporting route is for non-emergencies, with urgent reporting handled separately. If a common drain, tank or supply is involved, tell the building’s responsible contact what has happened and keep the repair reference. A private inspection should have an agreed purpose rather than duplicating an existing visit without knowing its findings.
When the flat has no hot water
Tell us whether your hot water comes from a boiler, an in-flat cylinder or a building system. Do neighbouring homes have the same problem? Are all hot taps affected, or is one shower failing while the kitchen tap works? Those observations help distinguish a local fitting, a cylinder or control fault and a wider interruption.
For a cylinder fault, we inspect the relevant heating and control functions before proposing parts or replacement. If a new unvented cylinder is being considered, the supply performance and safety-discharge route must suit the installation. Available cupboard space is only one part of the assessment. Keep safety valves and their discharge pipes untouched, and describe any unusual discharge when booking.
Trace a leak before planning the finish repairs
Water showing through a ceiling in Wapping, Bow or any other part of the borough may have travelled from its source. Note when the mark first appeared and whether it changes during bathing, appliance use or periods when no water is being used. If there is a flat above, coordinated access may allow a more useful investigation than opening the damaged ceiling alone.

For planned maintenance, provide a list of the actual defects: a dripping mixer, a slow waste, a stiff isolation valve or unreliable hot water.
