A concealed leak needs an access plan
Water appearing around a finished bathroom or below a neighbouring flat does not identify the leaking component. Tell us whether it follows showering, bath use or a constant supply pattern. Opening a decorative finish should have a clear purpose, with the likely repair route explained first.
If the installation has a removable bath panel, a manufacturer’s valve-access opening or a service cupboard, mention it when booking. We do not promise that every concealed fitting can be repaired without opening finishes. Where another home is involved, the owner or manager needs to arrange access; a stain in your room alone does not establish the source or legal responsibility.
Keep the fittings you want, where a repair is practical
A worn cartridge, failed waste connection or faulty toilet mechanism may be repairable while retaining the surrounding sanitaryware. Part identification matters, especially for a concealed shower valve or cistern. Give us the make or any accessible product information, and say whether you have an original installation document. We can explain whether suitable parts and service access support a repair.
If replacement is more sensible, compatibility extends beyond appearance. Tap supply requirements, toilet connections and access for future servicing all affect the choice. For a bathroom project, agree the plumbing layout before ordering fittings that depend on a particular waste position or installation depth. Assess stored hot water against the household demand
For a cylinder problem, describe whether the water is cold from the start, runs out too soon or changes temperature unexpectedly. Tell us whether the boiler or an immersion heater normally heats it. Those observations help separate a failed component from a storage or recovery arrangement that no longer suits use. A new cylinder is not the automatic solution to every complaint.

If your repair concerns a council-managed home or service, use the applicable channel to establish responsibility before commissioning independent work. For a privately authorised job, tell us whether a managing agent has already inspected the issue or arranged another contractor. Existing findings can prevent unnecessary repetition, but we still need to check what they establish. Arrange the visit around the building

If your property is reached through an estate, ask the relevant manager about the arrangement for a contractor’s vehicle rather than assuming an on-street permission applies. For any address, tell us about the lawful loading location, entry procedure and restrictions on carrying equipment through shared spaces.
Include the full address, floor and the person who can authorise the proposed work. Photographs or plans can be shared by arrangement after you enquire.
