An investigation with a clear question
Tell us what you can see, when it changes and which rooms or properties are affected. A patch that grows after a shower raises different questions from a continuing water escape when no fittings are being used. Neither observation proves the cause. It helps us define the systems to investigate and the access likely to be useful.
We handle leak enquiries across Lambeth, including homes in Brixton, Stockwell, Clapham and Waterloo. The first conversation should establish whether water is still escaping, whether any affected area is unsafe and whether somebody can provide access to the relevant flat or building services. Do not wait for a planned survey if the situation is becoming an immediate emergency.
Coordinate access between flats
For a leak from above, record the affected room and contact the occupier, landlord or managing agent for the property above. Explain whether access is available and whether the source is believed to be within that flat or a shared riser. A visit to the damaged ceiling alone may not allow a complete investigation.
In a managed block, identify who can authorise access to cupboards, risers and communal valves. Ask whether a water interruption would affect other homes. We agree the investigation boundary before work starts; opening a finish in your home does not grant permission to alter a shared installation or enter another dwelling.
Council repairs and a private booking
Lambeth publishes separate routes for council housing repairs and private tenants seeking help with unresolved property problems. Council tenants should use the council repair route for installations within its responsibility. If you rent privately, tell your landlord or agent about an urgent repair and keep a written record of the report.
Loyal Plumbers is an independent private contractor. Before arranging a chargeable investigation, establish who is instructing and paying for it. Give us any existing repair reference and the scope already agreed with your landlord or building manager. This reduces the risk of two contractors attending without access or conflicting instructions.
Choose investigation methods around the property
The suitable method depends on the suspected pipe, its route, the materials around it and the condition of the system. Moisture mapping, thermal observations, acoustic techniques or other testing may contribute to the investigation. A visual pattern or a single instrument reading is evidence to interpret, not an automatic pinpoint diagnosis.
Tell us about fitted floors, tiled bathrooms, concealed shower connections and any previous opening-up. We aim to agree targeted access based on the findings. Where inspection requires lifting or removing a finish, its extent and the responsibility for reinstatement should be clear before that work is authorised.
From the source to a usable repair plan
Once the source is established, we explain the failed component or pipework, the access required and any further work needed for a durable repair. A plumbing repair, drying a wet structure and replacing damaged decoration are separate tasks. They can be coordinated, but the quotation should identify what is included in each stage.
If an insurer or managing agent needs a report, supply its questions before the visit. We can discuss the observations, photographs and repair information within the agreed scope. Coverage and reimbursement remain decisions for the relevant insurer or property parties; a detection visit is not a promise that a claim will be accepted.
Questions about arranging the work
Can you investigate when the flat above is unavailable?
We can discuss the useful checks possible from your property, but some sources cannot be confirmed without access above. Tell us about this restriction before booking so the visit has a realistic scope.
Will leak detection include repairing the pipe?
We can undertake the resulting plumbing repair, but its scope depends on the findings, access and parts. The agreed work should distinguish investigation, repair and making good rather than assume every stage is included.
Can I book a visit for an active escape of water?
Select emergency in your enquiry and explain what is happening now. Keep away from wet electrics or an unsafe ceiling. Attendance is confirmed with the team; submitting a form does not itself confirm an emergency appointment.
Local information and responsibility
These independent sources help you identify reporting routes and property arrangements. A private booking with Loyal Plumbers is separate from a council or water-company repair.
