Confirm the defect before opening a surface
A wet driveway or garden does not by itself identify a supply-pipe leak. We review available investigation findings, meter evidence and the accessible installation before agreeing where to open. If the location remains uncertain, further leak detection may be the first stage rather than a speculative repair excavation.
Tell us whether another contractor or the water company has already investigated. A report should distinguish a confirmed defect from an approximate location, and any limitations need to carry into the access plan. We use the evidence to focus the work without promising that every underground leak can be reached through one small opening.
Establish pipe responsibility and land permissions
The private water-supply section must be distinguished from the water company’s assets. Thames Water explains that its mains and communication pipes are separate from customer supply pipework. Shared private routes and pipes crossing other land can require additional coordination before repair.

Identify the owner or manager authorising the work and any neighbours whose access or water service will be affected. Permission to repair a pipe does not automatically grant permission to excavate a public pavement or another person’s driveway.
Plan excavation around other buried services
HSE guidance treats planning, locating and identifying underground services, and safe excavation as essential parts of the work. Water routes can be close to electricity, gas, drainage and other services. Plans help prepare the job but are not proof that a particular patch of ground is clear.
We assess the site constraints and access method before the surface is disturbed. Tell us about earlier trenching, recent electrical or gas work, retaining features and restricted access. Do not dig an exploratory hole yourself or expose a suspected pipe with power tools. A water leak does not make neighbouring services safe to disturb.
Repair a local defect or renew a longer section
Once exposed and identified, the damaged pipe and adjacent material are assessed. A local repair can suit a discrete failed joint or damaged section where the remaining run is sound. Compatible materials and connections must be selected for the application rather than fit whatever coupling is nearest in size.
Repeated failures, deteriorated material or an unsuitable route can support replacing a longer section. We explain the evidence and compare the access and reinstatement implications. Full renewal is not automatically necessary for every buried leak, but leaving visibly poor pipe immediately beside a new joint may produce an unsatisfactory short-term result.
Assess alternative routes honestly
A new route may avoid a difficult existing section, but it needs its own assessment of services, access, pipe protection and permissions. Trenchless techniques are only suitable in appropriate conditions and still require planning and access points. We do not promise no digging before the site and proposed method have been assessed.
Where the existing pipe enters beneath a building or passes through shared land, describe that constraint early. The scope may need coordination with other property work or the responsible utility. Any abandoned section and new connection points should be accounted for so the finished supply arrangement is understandable and does not leave an unresolved leak connected.
Check the repair before backfilling and finishing
The relevant connections and restored supply need checking before the agreed access is closed. The installation should follow appropriate water-pipe requirements, including protection against contamination during work. We explain the checks completed and any remaining limitations rather than treat an apparently dry trench as the sole evidence of success.
Backfilling and surface reinstatement need a defined scope. Soil, planting, block paving, tarmac and decorative stone create different finishing requirements. Agree whether the repair includes a temporary safe surface or the final finish, and who handles specialist reinstatement. Photographs and a route record can help future maintenance once the pipe is concealed again.
Agree excavation and reinstatement costs clearly
The proposed work identifies the repair or renewal length, planned access and surface to be reinstated. Pipe depth, other buried services, uncertain routes, shared-land permissions and the finish all affect the scope. Where exposure may change the repair decision, we agree how findings will be authorised. Utility connections, inspections and specialist surface work are identified separately where they are required.

Can you repair the pipe without digging up the driveway?
The possible method depends on the route, fault location, ground conditions and other services. Targeted access or an alternative route may be practical, but no-dig work cannot be promised before assessment.
Will the water be off for the entire property?
The affected supply and isolation arrangement determine the interruption. Shared lines can affect more than one property, so we identify those consequences and coordinate the responsible contacts before work.
Is final paving or tarmac included?
The proposal should state the exact reinstatement scope. Specialist finishes, temporary protection and final resurfacing are different tasks. We agree what is included rather than assume every repair has the same surface requirements.
