Send the full property address, the reported defect and the contact who can provide access. Identify whether the instruction is to investigate, contain an urgent problem or complete an already defined repair. A tenant’s description is useful starting information, but it does not always establish the source, ownership or full scope of the fault.

We clarify who can approve work and how additional findings will be handled. For larger portfolios, consistent property references help keep photographs, findings and invoices attached to the correct address. An agreed approval route avoids an engineer being unable to progress a discovered fault because the person who booked the visit cannot authorise the necessary work.

Responsive repairs across the managed property

We handle leaking taps and toilets, defective valves, damaged connections, drainage faults and heating or hot-water problems. We also investigate concealed leaks and recurring failures where an initial symptom does not identify the source. The visit is directed at the affected installation, with any further access or specialist investigation explained before it proceeds.

For an active escape, tell us whether water is still spreading, whether electrics or a ceiling are affected and whether anyone has safely isolated a known supply. Do not ask occupants to dismantle fittings or enter unsafe spaces. Our 24/7 operation supports urgent enquiries, while attendance and the work required are agreed for the actual circumstances.

Shared services and neighbouring properties

A leak inside one flat can involve a pipe serving another dwelling or a communal route. We identify which areas need access and work with the authorised building contact when shared services may be affected. A resident’s booking or permission to enter one flat does not establish authority to shut down water for the whole building.

The manager can help by providing riser keys, previous route information and the details of relevant neighbouring contacts. Where ownership or lease responsibility is uncertain, our findings describe the plumbing evidence without claiming to decide a legal dispute. That separation lets the responsible parties authorise the repair on an informed basis.

Reports that support the next decision

We agree the useful reporting scope for the instruction: the area inspected, observed fault, work completed, checks and outstanding action. Where investigation cannot confirm a concealed source, the report should say what remains uncertain and what access or testing would resolve it. An unexplained recommendation to replace a system is not a practical management record.

Can tenants contact you for an instructed repair?

A working tenant contact can help arrange access and describe symptoms. The instruction should still identify who authorises work and receives the findings, particularly where the tenant is not the person paying for the repair.

Can you report on a leak affecting two flats?

We can investigate within the agreed access and describe the plumbing findings. Coordinated access and the responsible building contact are important. A technical report does not determine lease liability or guarantee an insurance outcome.

Can one agreement cover repairs and planned visits?

The services can be discussed together, with tasks, approvals, reporting and pricing clearly defined. Emergency work, inspections and major replacements should be identifiable within the agreement so the parties understand what is included.
