No water in one flat: supplier, managing agent or plumber?

When one flat has no water but other homes appear supplied, the next step is to establish where the interruption lies. Contact the building manager where shared equipment is involved and check the water supplier’s current advice. The pattern can help narrow the enquiry, but it does not prove which valve, branch or pump has failed.

Describe which outlets are affected

State whether cold water, hot water or both are unavailable, and whether the problem affects the whole flat or one fitting. A shower-only problem is different from a dry kitchen cold tap and toilet cistern. Use observations from normal use rather than dismantling fittings or running appliances repeatedly to provoke a response.

Note when the loss began and any building work or announced interruption. If a neighbour has already confirmed their supply is normal, include that information without making a survey of the building a condition of asking for help. Some flats may have stored water that masks an incoming interruption temporarily. The apparent pattern is useful evidence, not a complete diagnosis.

Check official supply information for the address

Use the actual clean-water supplier’s current incident and no-water guidance. A wastewater bill does not necessarily identify the clean-water company. If a network incident is reported, follow the supplier’s instructions and tell the building manager. Do not assume an online status for a nearby postcode exactly describes the conditions at your flat.

If the supplier says the network supply is available, retain the reference and any findings. Ask what has been checked and where. A boundary result does not automatically establish the condition of a communal riser or a branch within the building. That distinction helps the manager and plumber decide which part needs access rather than repeating a general report that the water company says everything is fine.

Involve the manager for shared plant and risers

A block may have communal valves, storage or boosting equipment controlled by the landlord, freeholder or managing agent. Tell the responsible person about the affected flat and the pattern. Ask whether other reports or maintenance work are known and who can authorise access to the relevant areas.

Do not enter a locked plant room or adjust shared controls yourself. A valve or pump in a communal space can affect several homes and may involve electrical equipment. The manager should coordinate the appropriate contractor and access. If a private plumber is booked by the occupier, clarify what they can reach and what authority they have before expecting them to resolve a fault beyond the flat’s private installation.

Identify recent work without assuming blame

A supply loss following kitchen work, a valve replacement or a building shutdown should be reported with the dates and scope. Tell the attending contractor what was changed and what operation was observed afterwards. Do not assume that the most recent contractor caused the problem, but do not leave the relevant history out.

A closed or defective control is one possibility among several. The competent person should verify the arrangement before making adjustments or opening pipework. If the route is uncertain, the investigation may need a staged plan. An unexplained instruction to replace the main valve is less useful than a finding that identifies the affected section and why the proposed work addresses it.

Questions to resolve before the next step
Part of the enquiryWhat to establish
SupplierCurrent network information and any confirmed findings at the supply boundary.
Building managerAccess and authorised assessment of communal valves, pumps or distribution.
Private plumberInvestigation of the relevant dwelling section with the necessary permissions and findings available.

Coordinate household needs and repair authority

Tell the manager and supplier if the household needs additional support during an interruption, and ask about their applicable arrangements. Do not assume a private repair booking includes alternative water delivery. Keep any supplier support request separate from the plumber’s work authorisation.

For rented accommodation, notify the landlord promptly and follow the repair reporting route while making immediate safety concerns clear. Agree who can approve investigation and who will be present. If the issue crosses private and communal boundaries, avoid leaving the tenant to relay inconsistent technical messages between contractors. A named coordinator and written findings can make the next decision much clearer.

Book the visit around the unresolved section

For a Loyal Plumbers enquiry, provide the flat address, affected outlets, start time, supplier response and building-management contact. Explain what access is available and whether shared equipment may be involved. We can discuss the private plumbing investigation and any coordination needed with the responsible building contractor.

After attendance, retain the location of the fault, work completed and any remaining limitation. If the supply returns only partially, describe that accurately rather than closing the issue as fully restored. The intended outcome is a clear division between network, communal and private work, with the right person addressing each part and the occupier understanding what remains outstanding.

Common questions

Do working taps in another flat rule out a supply interruption?
Not conclusively. Different branches or stored-water arrangements can affect what occupants observe. Use the pattern alongside supplier and building findings.
Can I reset a communal booster pump myself?
No. Shared plant needs authorised, competent assessment. Contact the building manager and keep out of restricted or potentially hazardous areas.
What should I tell the plumber before booking?
Describe the affected outlets, supplier response, recent work and communal access arrangements. This helps define whether the unresolved section is within the private scope.
