Ceiling leaking water: what to do and what to check
If water is leaking through your ceiling, keep clear of the wet area and any affected electrics. Do not stand beneath a sagging ceiling or puncture it. The visible drip may be some distance from the source, so arranging safe containment and access above matters more than guessing which pipe has failed.

Keep occupants away from a ceiling that is bulging, distorted or shedding material. Do not move furniture or place a bucket underneath if doing so puts you below a suspect area. If the situation presents immediate danger, use the emergency services rather than waiting for a routine plumbing response.
Water near a light, smoke alarm, socket or other electrical equipment adds another hazard. Electrical Safety First says to isolate electricity only where safe and not touch a wet or damaged fuse box. Keep clear and obtain professional electrical advice. Stopping the leak does not on its own make water-affected wiring or equipment safe to use.
Can the source be stopped without entering the affected area?
If the escape appears to follow use of a bath, shower, sink or appliance, stop using that fitting. Tell other occupants not to use it until the source is assessed. Do not run it repeatedly to prove the connection; further testing should be controlled once someone can observe the relevant route safely.
If you have a known, safely accessible inside stop valve that turns normally, closing it can limit a mains-fed escape. It will not necessarily empty stored water or a heating circuit. Do not climb into an unsafe loft, disturb a cylinder safety device or operate unfamiliar controls. Report what continues leaking after any safe isolation already taken.
What timing tells you about the possible source
A leak that appears only after showering may involve the waste, supply or surrounding waterproofing. A mark following rainfall may need roof or external-envelope investigation. Water visible when heating is operating may warrant checking the heating circuit. These patterns are useful starting points, not proof of a specific defect.
Continuous dripping can come from a pressurised pipe, stored water or water already held in the building fabric. A drip slowing after a tap is turned off does not conclusively identify that tap. Note the timing and affected rooms so the investigation considers both the source and the route water has taken.
When the room above is in another flat
Contact the upstairs occupier and the managing agent promptly, using the building’s established emergency contact where available. Explain what you can see rather than accusing a neighbour of causing it. A shared riser or stack can be involved even when the stain lies directly below a particular room.
Access to your ceiling alone may not be enough to establish or stop the fault. Agree who can authorise entry and plumbing work in each affected area, and identify a keyholder if someone is away. Keep a record of the times and people contacted. Where responsibility is disputed, documentation helps but does not replace the lease, ownership or insurance assessment.
How the plumbing investigation is organised
We consider the history, layout above and accessible fittings before discussing further access. A nearby cupboard, removable panel or existing opening can sometimes provide useful evidence without cutting the ceiling. Where opening up is needed, the proposed location should follow the investigation rather than simply the centre of a stain.
The repair depends on what is found: a connection, damaged pipe, waste fitting or another source may be involved. Repairing the source and dealing with the damaged ceiling
Agree the scope for stopping the leak separately from drying, making good and decorating. A wet ceiling may need assessment before any finish is replaced, particularly if it has distorted or remained damp. Covering a stain immediately can conceal continuing damage and make it harder to tell whether the source has actually stopped.
Keep photographs where they can be taken safely and ask for the findings and agreed work to be explained. If making an insurance claim, contact the insurer about requirements before non-urgent opening up or reinstatement. There is no universal promise that tracing, the failed pipe and the resulting damage all fall under the same cover.

Send your postcode, whether the property is a house or flat, and which room is affected. Tell us if water is actively flowing, whether the ceiling has changed shape, and whether electrics are nearby. Mention what is above the area and whether access to that space is available.

- No. Keep clear and arrange urgent professional assessment. Puncturing it can release water or unstable material, and concealed electrics may be present.
- The drip stopped. Does that mean the leak is fixed?
- No. The source may be intermittent, a fitting may no longer be in use or water may have changed route. Investigate the cause before repairing the decoration, especially if the stain grows again.
- Will turning off the water stop a ceiling leak?
- It can limit some mains-fed leaks, but not every source. Stored water, heating circuits, waste discharge and external ingress need different responses. Only use a familiar accessible stop valve without force.
- Should I call a plumber or a roofer?
- Timing helps: a problem associated with rain points towards external ingress, while use of a fitting can suggest plumbing. Neither is conclusive. Describe the pattern so the first inspection addresses the most relevant evidence.
