What to do after a water-company leak notice

Read the actual notice, record its deadline and ask the supplier what evidence identifies the affected pipe. Then arrange the appropriate investigation or repair and keep the supplier informed. A notice does not always pinpoint the failed joint, and a deadline mentioned by another water company is not a substitute for the instructions applying to your address.

Identify the document and the action it asks for

A high-use alert, request to investigate and formal waste-of-water notice may ask for different action. Record the issuing company, account or property reference, date received and exact wording of the required response. Keep the original rather than relying on a brief message passed between occupier, landlord and contractor.

Check whether the document asks you to locate a suspected leak, repair an identified failure or confirm completion. If anything is unclear, contact the supplier using its published contact details and quote the reference. Do not assume a billing email establishes the precise repair scope. Understanding the request helps you commission work that answers it, instead of paying for a visit that produces information the supplier already has.

Ask what the supplier has actually established

Request the relevant findings: which meter or supply was checked, what observation suggested leakage and whether a particular section was isolated or assessed. Distinguish a general indication of continuous use from a confirmed leak location. The next contractor needs to know what remains uncertain, especially if the suspected pipe passes beneath a driveway or another property.

If a supplier has marked a likely location, preserve the marker and any explanation without treating it as a guarantee. Ask whether the record includes a route sketch, test result or photographs. The objective is not to dispute every notice, but to make the next investigation useful. A clear handover can reduce repeated checks and identify when further location work is needed before repair access is authorised.

Check the pipe arrangement without assuming liability

The supplier’s communication pipe, an individual private supply and a shared private run have different arrangements. Establish what is known about the actual section serving the property. A pipe can be on land owned by one party while serving others, so the position of the visible water or outside valve is not enough to settle every responsibility question.

If you rent, send the notice to the landlord or agent promptly and agree who will instruct the contractor. If a shared supply is involved, identify the other owners or building manager needed for access and shutdown. The notice and supply plan can inform that discussion, but a plumber’s technical finding does not by itself determine a disputed legal allocation of repair costs.

Work to your notice and current provider policy

Thames Water’s household leak information refers to a four-week repair period and explains that further action may follow if a leak is not repaired. Affinity Water’s published allowance information distinguishes a date specified in a Waste of Water Notice from its conditions where no notice was issued. Those are provider-specific statements, not one universal timetable for every London property.

Read the current terms and the notice together. If access, ownership or another dependency threatens the required date, contact the supplier before it passes, explain the issue and keep the response. Do not assume a contractor booking automatically extends a deadline or preserves an allowance. Ask what evidence of progress the company needs and whether any arrangement has been agreed in writing.

Commission a defined investigation or repair

Give the contractor the notice and supplier findings before the visit. State whether you need location work, a known pipe repair or a replacement proposal. Explain the surface, access and any shared land involved. A quotation for finding the leak is not automatically a quotation for excavation, replacement and reinstatement.

Ask how additional work will be approved if the failure is not where expected or the adjacent pipe is deteriorated. The scope should include relevant checks after repair and the information needed to report completion. If the supplier needs to inspect new work before burial or handle a connection, settle that sequence first. Avoid closing an excavation or covering pipework before a required inspection has been addressed.

Keep the supplier informed without overstating completion

A leak that has been temporarily isolated is not necessarily permanently repaired. Describe accurately whether the visit established the source, stopped the flow temporarily or completed the agreed remedy. Keep dates and references for the inspection, repair and any utility contact so the account does not depend on somebody remembering the sequence later.

If another defect remains, say so rather than using the first invoice as proof that all water loss has stopped. The contractor should explain relevant checks and limitations. The supplier may request readings or further confirmation under its own process. Use safe, accessible information and ask for help if obtaining a reading would require handling a difficult cover or entering an unsafe location.

Treat bill adjustment as a separate application

Repairing a leak does not necessarily submit or secure a leakage allowance. Check whether the supplier requires a completion notification followed by a separate application, what claim period applies and which evidence is accepted. Water lost, physical repair costs and insurance cover are different financial questions and may involve different organisations.

Keep the contractor’s details, invoice, repair date and relevant meter records together. Do not delay a necessary repair simply to wait for the next bill, and do not assume normal payment arrangements stop while an application is considered. Give the next contractor a usable case file

A concise case file should contain the notice, supplier findings, access permissions, repair instructions and completion record. Add an accurately labelled location image if one is available. Separate confirmed pipe information from assumptions and record who can authorise the next stage. This makes a follow-up visit more productive if the original investigation was incomplete.

Does a notice mean the leak has already been located?
Not necessarily. Ask which findings support the notice and whether the affected section or exact failure has been established. That determines whether the next task is investigation or repair.
Is the repair deadline always four weeks?
No universal deadline should be assumed. Read the actual notice and current policy for your supplier, and contact it early if the requested work cannot be completed as stated.
Will sending a plumber’s invoice close every issue?
It may be part of the evidence, but completion reporting and any allowance application can have further requirements. Check the supplier’s process and keep its confirmation.
