How long do boilers last, and when is it time to replace one?

Vaillant says boilers in an average household can last up to 15 years or more, depending on regular maintenance and servicing. Some fail well before that, and some keep going well beyond it. The type of boiler has less effect than how it was installed and looked after.

Combi boilers pack the heating and hot water functions into one case, so they have more parts working harder, including the diverter valve and plate heat exchanger. System and regular boilers spread some of those jobs across a cylinder and separate controls. In practice, the condition of the heating water and the quality of the original installation matter more than which of these you have.

Signs your boiler may be near the end

A boiler rarely fails without warning. The pattern of faults over the last year or two is often a better guide than the date on the data plate. One breakdown in ten years is normal wear. Several call-outs a winter, each for a different part, suggests the boiler and system are wearing out together.

• Repeated breakdowns, especially in cold weather when demand is highest
• Parts that are discontinued or take weeks to source
• Rising gas use for the same heating pattern
• Leaks from inside the boiler casing, particularly from the heat exchanger
• Pressure that keeps falling even after repairs
• Kettling, banging or rumbling that returns after the system has been cleaned
• An engineer warning that the heat exchanger is corroded or the flue is no longer compliant

If you smell gas, see soot or staining around the boiler, or a carbon monoxide alarm sounds, stop using the boiler and call the National Gas Emergency Service on 0800 111 999. Do not wait for a routine visit.

Repair or replace: how to decide

The simplest test is to compare the cost of the repair in front of you with what you are likely to face in the next couple of years. Replacing a pump or diverter valve on an eight-year-old boiler on a clean system is usually good value. Replacing a heat exchanger on a fifteen-year-old boiler whose other major parts are original is often money spent on a boiler that will need replacing soon anyway.

Parts availability matters too. When a manufacturer stops making parts for a model, even a simple fault can leave you without heating while an engineer searches for a compatible spare. How to make a boiler last longer

Most of what shortens a boiler's life happens in the water circulating through it. Sludge and magnetite build up from corrosion inside radiators and pipework, then collect in the boiler's heat exchanger and pump. A system that has been cleaned, dosed with inhibitor and fitted with a magnetic filter protects the boiler from that damage.

Book a service every year with a Gas Safe registered engineer. Keep the service records, because most manufacturer guarantees depend on them. Deal with pressure loss promptly rather than topping up for months, since each top-up brings fresh oxygen into the system. Planning a replacement before it fails

Replacing a boiler on your own timetable is almost always easier than replacing it in an emergency in January. You have time to consider whether the current type still suits the property, whether a move or flue change is needed, and how the system should be cleaned before the new boiler goes in. A new boiler connected to a dirty old system can suffer the same problems as the boiler it replaced.

It is also a chance to review controls. Modern boilers work most efficiently with appropriate controls and lower flow temperatures, which can reduce gas use without making the home colder.
